Re What operators ask for on the desk bench

  1. Division order deck setup and lateral allocation. Translating the examining attorney's Division Order Title Opinion (DOTO) into 8-decimal working interest (WI), net revenue interest (NRI), overriding royalty (ORRI), and royalty (RI) pay decks, weighted by tract acreage or productive lateral foot between first and last take points.

  2. Suspense resolution and transfer of interest. Clearing statutory and title suspense accounts, processing probates, conveyances, and divorce decrees, and reconciling escheat and unclaimed-property schedules before statutory interest accrues.

  3. A&D data-room due diligence. Auditing seller lease schedules and well decks against county records and JOA files to verify Seller's represented WI and NRI, flag consents-to-assign and preferential rights, and draft formal title defect notices before the PSA defect deadline.

  4. Post-closing lease and obligation onboarding. Loading newly acquired leases, continuous-drilling obligations, shut-in royalty calendars, and depth-severance clauses into the buyer's land administration database.
